Ally Call Terms

These Terms govern the ally and sponsor programme of Bonimmo, operated by ESTRAGITAL Sociedad por Acciones Simplificada de Capital Variable (“the convener”). They describe how an ally seat is awarded, what it includes, how long it lasts, and what happens if it is not paid for. Placing a bid means accepting them in the version in force at the time of bidding. For any question about these Terms, write to info@bonimmo.org.
Is there an open call right now?
These Terms are the rules of the programme and do not say whether a cycle is running. The live state — whether a call is open, which seats are left, the floor, the closing time and the bids on record — is published on the call page, and so is the result of cycles already closed.

1.1 Purpose
These Terms govern the award of the seats in the Bonimmo ally directory: who may bid, how bids are ranked, how industry caps are resolved, what is awarded, for how long, and on what grounds it is lost.
1.2 Who convenes
The convener is ESTRAGITAL Sociedad por Acciones Simplificada de Capital Variable, the legal entity that operates Bonimmo, contracts with allies, and issues tax receipts. Its registered address is published in the Bonimmo Privacy Notice, which forms part of these Terms by reference.
1.3 These Terms are not, by themselves, an open call
This document describes the rules of the programme; it does not announce that a cycle is running, and it is not an offer. A call exists only when a cycle is published with its categories, its floor price, its seats, and its dates. While no cycle is published, no bids are received, no seat is awarded, and nothing described here creates any obligation for the convener towards a reader of these Terms.
1.4 Version, acceptance, and record
These Terms are identified by the version shown under their title (currently 2026-08.1). When a bid is registered, the acceptance statement, the accepted version, and the date and time of acceptance are stored alongside it. That record is what governs the bid: a later version does not alter bids already registered or seats already awarded.
2. What is awarded and what is not
2.1 The ally seat
For as long as it is in force, a seat grants: (a) a short business profile in the Bonimmo ally directory; (b) a link from that profile to the ally's site; (c) a mention in the newsletter; and (d) a mention on the Bonimmo social media accounts. The first two are delivered when the profile is published; the last two are governed by clause 2.3.
2.2 The link is published with the rel="sponsored" attribute
Every outbound link to an ally’s site is published with the HTML attribute rel="sponsored noopener noreferrer". This means, stated plainly, that what the seat buys is REFERRAL TRAFFIC and not ranking authority: the link passes no ranking signals to the ally’s site and must not be bought expecting it to improve search positions. This is not negotiable and not an editorial preference: a paid link without that attribute is a link scheme under the search engines’ published policies, and the penalty would reach the entire site.
2.3 The newsletter and social mentions are delivered by hand
No automation publishes these mentions: they are done manually. When the seat is awarded, each of the two mentions is recorded as a commitment with a due date, and is treated as fulfilled once it is published and the permanent link to the publication is kept as evidence. If a mention reaches its due date unpublished, the ally may demand it by writing to info@bonimmo.org. The convener guarantees no reach, no number of views, no engagement, and no commercial outcome from those mentions.
2.4 What the seat does not buy
The seat grants none of the following: preferential position in property search results, influence over the editorial content or ranking criteria of Bonimmo, access to user data, representation or spokespersonship for Bonimmo, or exclusivity over clients, areas, or properties. Being an ally does not mean that Bonimmo recommends, endorses, certifies, or has assessed the ally's services.
2.5 The ally supplies the profile and the convener reviews it
The ally supplies the trade name, logo, site address, and the profile text IN SPANISH AND IN ENGLISH — the site is published in both languages and the convener does not translate on the ally's behalf; if only one version is supplied, that one is published in both — and states that it holds the necessary rights over that material. The convener may reject or require correction of any element it considers misleading, unlawful, offensive, or incompatible with Bonimmo, and may withhold the profile until the correction is made.
3. The founding phase
3.1 Nine seats, at most three per industry
The first phase of the programme is the founding phase and consists of NINE seats in total, with a maximum of THREE seats per industry. Both limits are firm: once an industry reaches its cap, no further seats are awarded to that industry in that phase, even if seats remain free in the total.
3.2 Six months in force
Founding seats run for SIX months, equal to two full calendar quarters, and expire at the close of the second of them. The rule in clause 5.2 applies just the same: whoever enters late pays their bid in full and their seat expires on the same date as the rest.
3.3 The “Founding Ally” badge is permanent
Whoever has held and paid for a founding-phase seat keeps the “Founding Ally” badge permanently, regardless of the seat ending and not being renewed. The badge is a historical acknowledgement: on its own it grants no profile, no link, no mention, and no priority once the seat has expired.
4. When the founding phase ends: a full re-auction
4.1 No right of first refusal: nine seats become nine seats
When the founding phase ends, ALL seats are auctioned again from scratch. Founding allies have NO right of first refusal, no matching right, no automatic renewal, and no priority over a third party bidding the same: whoever is in does not inherit their seat and must bid again on equal terms. The total does not change — nine founding seats give way to nine seats of the new model — but their distribution does, and nobody is guaranteed to stay in.
4.2 The two categories of the new model
Once the founding phase ends, the nine seats are split into two categories: the State category, with SIX seats and a maximum of TWO per industry; and the Mexico category, with THREE seats and a maximum of ONE per industry. Each category is auctioned separately, with its own floor price and its own caps.
4.3 Where each category is shown
A Mexico-category seat appears across the whole Bonimmo site. A State-category seat appears only on the surfaces for its state. That difference in visibility is why the two categories carry different floors and caps.
5. Term, price, and payment
5.1 The seat expires at the quarter’s close
Outside the founding phase, each cycle is quarterly and every seat awarded in it expires at the close of that quarter, whatever the date on which it was awarded. The term runs to the close of the cycle’s published period, not from the payment date or from the date the profile is published.
5.2 No proration
The awarded price is paid IN FULL, regardless of how much of the period remains. Whoever enters late — because seats were still free and their bid was accepted after the initial award — pays the whole amount of their bid and their seat expires on the same date as the rest. There is no proration, no discount for remaining time, no partial refund, and no carry-over to the next period.
5.3 Payment is a condition of publication
An award on its own publishes nothing. The profile, the link, and the outreach commitments are activated once payment is received and recorded. Until payment is credited, the seat stays awarded but not in force, and the ally appears on no public surface.
5.4 Means of payment and tax receipt
Payment is made by electronic funds transfer to the account the convener indicates on award, within the deadline communicated in that same act. Card payments and direct debit are not accepted. The price of a seat is paid ENTIRELY IN MONEY, in Mexican pesos: money is the only consideration the programme admits, and no other is accepted. The convener issues the digital tax receipt corresponding to the payment received.
6. How seats are awarded: a public ascending auction
6.1 A bid is public, binding, and can only go up
Seats are awarded by public ascending auction: while the cycle is open, registered bids are visible and anyone may outbid them. Each bidder keeps ONE live bid per category and may raise it as often as they wish; a registered bid cannot be lowered. Bidding binds: if the bid wins and is not vetoed, the bidder is bound to pay it as set out in clause 5.4.
6.2 Floor price and minimum increment
Each category of each cycle has a published floor price below which no bid is accepted, and a minimum increment below which no raise is accepted. Both amounts are published with the cycle and apply as published at the time of bidding.
6.3 What is published about each bid and what never is
For each accepted bid, the business name, its industry, the amount bid, and the time of registration are published. The bidder’s email address, telephone number, and any other contact detail are NEVER published. The bid board may be withheld while the number of registered bids is very low, so as not to expose individual positions on an almost empty board.
6.4 Close, extension, and hard close
Each cycle has a published closing date. A bid registered in the final minutes that CHANGES the set of winning bids automatically extends the close, so that the affected bids can respond; a bid that does not change that set does not extend it. Extensions never go beyond the hard closing date published with the cycle, which is the absolute limit and does not move.
6.5 Industry exclusivity: a higher bid can lose
Seats are assigned by walking the bids from highest to lowest amount while respecting, at the same time, the total number of seats and the per-industry cap. As a result, and this is deliberate: A HIGHER BID CAN LOSE TO A LOWER ONE if the former’s industry has already reached its cap and the latter’s has not. It is neither an error nor preferential treatment: it is industry exclusivity working, and it is why each industry’s free cap is published before bidding.
6.6 Ties and award
Between two bids of the same amount, the one registered first wins. Once the cycle closes, the convener awards the seats according to the result and tells each winner their price and payment deadline. On closing the cycle, the final price of each awarded seat is published.
7. Rights reserved by the convener
7.1 Veto without stating a cause
The convener expressly reserves the right to VETO any bid WITHOUT STATING A CAUSE, at any time before the award. A vetoed bid is excluded from the result even if it was the highest, and its bidder acquires no right whatsoever — not to the seat, not to compensation, not to an explanation. The veto cannot be exercised after the award, and an internal record of each veto is kept with its author and its date. Anyone who does not accept this right should not bid.
7.2 Confirmation of the industry
The bidder picks their industry from the catalogue when bidding, and the convener confirms or corrects it before awarding. Because the cap is counted per industry, a correction can change the result: a bid reclassified into an industry whose cap is full stops being a winning bid.
7.3 The industry catalogue is closed
Industries form a closed catalogue that the convener approves and maintains. A new industry may be proposed, and the convener decides whether to add it; no bid is accepted outside the catalogue in force.
7.4 Suspending, extending, or declaring a cycle void
The convener may extend a cycle’s deadline, suspend it, or declare it void in whole or in part, before awarding. In that case the registered bids lapse, create no payment obligation, and their bidders acquire no right to compensation.
8. Failure to pay
8.1 Cascade: the seat passes to the next bidder AT THEIR OWN PRICE
If a winner does not pay within their deadline, they lose the seat and it passes to the next bidder in the result, WHO PAYS IT AT THEIR OWN BID PRICE and not at the defaulter’s. This is a rule and not a courtesy: it makes bidding high to displace someone and then not paying worthless to whoever tries it, and it means whoever receives the seat pays exactly what they offered.
8.2 The defaulting bidder is blocked
A bidder who fails to pay for an awarded seat is BLOCKED and may not register bids in later cycles for the period the convener determines. The block applies to the bidder, identified by their contact email address, and is independent of any other action that may apply.
8.3 There is no deposit and no guarantee
No deposit, advance, or guarantee is required in order to bid. Consequently, a bid binds contractually and reputationally — cascade, block, and a record of the default — rather than through a financial guarantee. The convener may introduce deposits or guarantees in future cycles; if it does, it will publish this in the terms of the cycle concerned.
9. Personal data and communications
9.1 Confirming the bid by email
Every bid must be confirmed from the link sent to the email address given when registering it. Without that confirmation the bid does not enter the board, does not compete, and is not awarded. The confirmation link is also the bidder’s access to their bid, to raise it, review it, or withdraw it while the cycle is open: whoever holds the link can operate the bid, so it must be kept private.
9.2 Processing of personal data
The contact details supplied when bidding are processed in accordance with the Bonimmo Privacy Notice and used to manage the bid, the award, the payment, and the programme's communications. The business name, its industry, the amount, and the time of the bid are public as set out in clause 6.3; contact details are not.
9.3 Communications
Communications about a bid or a seat are made by email to the address registered by the bidder and to info@bonimmo.org. It is the bidder's responsibility to keep that address working and monitored throughout the cycle.
10. Final provisions
10.1 Changes to these Terms
The convener may amend these Terms. Each amendment is published on this page with a new version and its date. Registered bids and awarded seats are governed by the version accepted when they were registered; a new version governs bids placed after it is published.
10.2 Relationship with the Terms of Service and the Privacy Notice
These Terms apply specifically to the ally programme and supplement the Bonimmo Terms and Conditions and Privacy Notice, which form part of them by reference. On matters concerning the ally programme, these Terms prevail.
10.3 These Terms are drafted by the convener and are not negotiated
The content of these Terms is drafted unilaterally by the convener and offered on the same footing to every bidder. They are not negotiated clause by clause: bidding means accepting them in full in the version in force, or abstaining. This is stated expressly so that their nature and the regime applicable to them can be determined by reading the text itself.
10.4 Governing law, language, and jurisdiction
These Terms are governed by the laws of the United Mexican States. They are published in Spanish and in English; in the event of a discrepancy between the two versions, the Spanish one prevails. For their interpretation and performance the parties submit to the competent courts of Oaxaca de Juárez, Oaxaca, without prejudice to the rights consumer protection legislation affords anyone holding that status, including the jurisdiction of the relevant authority.
